Best mortgage lead companies: an honest category map

Organised by vendor type and buyer need — including us, and where other companies fit better.

Better Business Leads is a lead vendor. This page includes us. We have tried to describe the category as we would want it described to us, and we say plainly below where other vendors are a better fit.

There's no honest way to rank mortgage lead companies from a vendor's own site, so we won't — we'll map the category by type and tell you which type fits your model. "Mortgage leads" spans purchase, refinance, HELOC, investment-property, and more, sold as shared, exclusive, aged, or live transfer. We sell exclusive, verified, real-time HELOC, DSCR, private-lending and MCA leads (from $95, published) — and we do not sell purchase or refi, so for a big part of this category we'll point you elsewhere.

Large marketplaces (purchase and refi volume)

The biggest names move the most volume for purchase and refinance. Per Zeitro's 2026 roundup (accessed August 2026), marketplaces such as LendingTree and Zillow "provide a high volume of leads instantly", with the trade-off that the leads "are often sold to multiple lenders simultaneously". Per-lead pricing is generally not published — you're quoted after signing up. If you need purchase or refi volume and have the team to compete for shared prospects, this is where to look. It isn't us.

Exclusive real-time vendors (one buyer per lead)

Vendors that sell each lead once, to one buyer, for consultative brokers who win on being the only caller. This is our category. We publish per-lead pricing ($95 HELOC, and DSCR, private-lending and MCA leads all on the pricing page), verify phone and email, and document consent with TrustedForm. As a category price reference, the 2026 guide from Aged Lead Store, a vendor that sells aged leads (as published, March 2026), puts exclusive leads at $50–$150+.

Aged-data and live-transfer specialists

Two different models at the edges. Aged-data sellers move old leads cheaply ($0.50–$5 per the same guide) for high-volume outbound; live-transfer specialists run call centers that hand you a borrower on the phone ($50–$100+). Both are legitimate for the right buyer and neither is us. See real-time vs aged and live transfer vs web for when each pays off.

Where should you actually start?

Purchase or refi borrowers → a large marketplace or purchase-lead specialist. Cheapest possible volume → shared/aged sellers. A borrower on your phone → a live-transfer specialist. Exclusive, verified, published-price leads for home-equity, investment-property, bridge, or small-business lending → that's us. For a broader read of the parent category, the Zeitro roundup (accessed August 2026) is an established list worth reading.

Common questions

Who are the best mortgage lead companies?

It depends on the loan type and how you work. Large marketplaces move the most volume for purchase and refi; exclusive vendors suit consultative brokers; aged-data and live-transfer specialists serve specific models. Rather than rank companies, this page maps the category by type and says where each fits. Note an established roundup already covers the parent term — Zeitro's — and is worth reading alongside this page.

Do you sell purchase or refinance mortgage leads?

No. We sell HELOC, DSCR, private lending, and MCA leads — home-equity, investment-property, bridge/hard-money, and small-business borrowers. If you need purchase or refi borrowers, a large marketplace or a purchase-lead specialist is your vendor, not us.

Why don't most mortgage lead companies publish prices?

Because a price behind a sales call can be quoted per buyer. Most don't publish per-lead pricing, so the honest entry for them is 'pricing not published'. We publish ours on the page: HELOC $95, DSCR $145, private lending $105, MCA $75, minimum order 10.

How do I compare mortgage lead companies fairly?

Match vendor type to your need: shared vs exclusive, real-time vs aged, web lead vs live transfer, and whether they publish pricing and consent documentation. Our sister pages work through each axis: exclusive vs shared, real-time vs aged, and live transfer vs web leads.
